Why is
occasional rental and guarantee needed?
Occasional rental is a special rental agreement that protects the landlord's interests and makes renting safe for both parties.
Protects the landlord
Occasional rental allows for legal and quick eviction of the tenant if they fail to pay or violate the terms.
📄 The agreement includes a notarized statement of voluntary eviction.
Facilitates legal rental
Many landlords rent out properties only under this type of agreement.
For the tenant, it is the possibility to officially rent an apartment with notarial certification.
Requires a guarantee from the owner of another property
For the contract to be valid, the tenant must provide:
- Address of the guarantor.
- Another property owner provides a statement indicating an alternative dwelling for the tenant who wishes to conclude an occasional lease agreement.
👉 This is exactly the guarantee you arrange with us.
Occasional rental is a reliable way to rent housing without risk or conflict.
📚 Occasional lease applies to long-term rentals. The agreement is concluded for a fixed period, but not longer than 10 years.

Leave a ReviewNotarized Guarantee with Later Address Entry
Notarized guarantee with later address entry is a document that confirms the guarantor’s agreement to provide housing to the tenant if the rental agreement is terminated, while the exact address of residence will be filled in by the tenant later, once they have decided on the property. This option is convenient when the future place of residence has not yet been chosen, but the rental agreement needs to be completed immediately.
When this document is used
This form of guarantee is suitable in situations where:
- The tenant is still searching for a suitable apartment or house.
- The rental agreement needs to be signed without delays.
- The guarantor agrees to provide housing, but the address will be determined later.
- A move to another city is planned, and the specific address is not yet known.
How the process works
- The notary drafts the guarantee with a clause allowing the address to be entered later.
- The guarantor and tenant provide their passport details.
- The guarantor signs the document in the presence of the notary.
- Once the tenant decides on the property, they personally fill in the address in the designated field of the document.
What the guarantee includes
- Details of the guarantor and tenant.
- A legal clause allowing the address to be added later.
- The validity period of the guarantee.
- The guarantor’s signature certified by the notary.
Benefits of this option
For the tenant — the ability to conclude an occasional rental agreement even without a confirmed relocation address.
For the landlord — assurance of having a guarantor, confirmed by a notary.
For both parties — flexibility and time savings when finalizing the deal.
We can help you quickly arrange a notarized guarantee with later address entry with a notary, so you can sign your rental agreement without waiting or unnecessary delays.
