Why is
occasional rental and guarantee needed?
Occasional rental is a special rental agreement that protects the landlord's interests and makes renting safe for both parties.
Protects the landlord
Occasional rental allows for legal and quick eviction of the tenant if they fail to pay or violate the terms.
📄 The agreement includes a notarized statement of voluntary eviction.
Facilitates legal rental
Many landlords rent out properties only under this type of agreement.
For the tenant, it is the possibility to officially rent an apartment with notarial certification.
Requires a guarantee from the owner of another property
For the contract to be valid, the tenant must provide:
- Address of the guarantor.
- Another property owner provides a statement indicating an alternative dwelling for the tenant who wishes to conclude an occasional lease agreement.
👉 This is exactly the guarantee you arrange with us.
Occasional rental is a reliable way to rent housing without risk or conflict.
📚 Occasional lease applies to long-term rentals. The agreement is concluded for a fixed period, but not longer than 10 years.

Leave a ReviewNotarized Guarantee for Rental Housing
Notarized guarantee is a document that confirms the guarantor's readiness to provide housing to the tenant if the rental agreement is terminated. In Poland, this form is often used when concluding special rental agreements (occasional lease), where the procedure for vacating the apartment and protecting the landlord's rights is set out in advance.
Why a Guarantee is Issued
Unlike standard rentals, an occasional lease agreement requires the tenant to provide an address in advance where they can move in case the lease ends. This address is specified in a separate statement, which is signed by the guarantor and certified by a notary. The document is attached to the main contract and remains valid for the entire lease term, and if necessary, for any extensions.
When the Document is Needed
- When concluding a contract with notarization.
- If the landlord wants to have official confirmation from the guarantor.
- In transactions with foreigners, including rentals for Ukrainians.
- When extending an existing agreement.
What is Included in the Guarantee
- Passport details of the guarantor and the tenant.
- The address where the tenant can move.
- The term of validity and conditions.
- The guarantor’s signature certified by a notary.
How the Process Works
- Collecting the necessary documents.
- Scheduling an appointment with a notary and drafting the statement.
- Signing by the guarantor in the presence of the notary.
- Handing the document over to the landlord to be kept with the contract.
Why This is Important
For the landlord — it is a guarantee that in case of violation of the contract terms, the property will be vacated without unnecessary disputes. For the tenant — it is an assurance that all terms are known in advance and the agreement complies with legal requirements.
If you need to quickly prepare such a guarantee, we can help collect the required documents, draft the text, and certify it with a notary.
